Twin Waters was developed by Lend Lease in 1996 as a predominantly retiree-based community. The beautiful new estate was unique for the Sunshine Coast, due to its proximity to Mudjimba Beach, its many waterways and of course its world class golf course.


Today, we still have the lovely retirees, but have seen many families moving to the area. This is largely due to the sought-after lifestyle all within the proximity of schools, shops and beaches. The area is also close to major Sunshine Coast suburbs such as Maroochydore and Mooloolaba.

Professionals and Fly-in-Fly-out workers make up the majority of employment categories for Twin Waters homeowners. Along with short-term investors, we have seen a recent trend of people buying in the area with the plan to move here when they retire in a few years. Therefore, homeowners are renting their properties for short and long-term periods, achieving good returns and seeing low vacancy rates.

Things To Do

If you like exercise, many pathways and parks are scattered around the estate with views of the beautiful canals. Twin Waters Drive even has exercise equipment available for public use.

If you prefer water activities, kayaking, stand up paddle-boarding and fishing are also popular activities.

The Novotel Twin Waters Resort offers an array of water activities on its beautiful lake as well as several eating options including a bar and buffet restaurant. The resort is always open to locals, and often hosts fireworks displays on special occasions that can be seen throughout the area.

For keen golfers, the world class Twin Waters Gold Club is located centrally in the area. It includes an 18 hole course, including the Nineteen Bar & Restaurant which overlooks the 18th hole.

TWRA – Twin Waters Residents Association

The incredible community spirit of Twin Waters sets it apart from other local suburbs. The active resident’s association is run by local volunteers who organise special events such as the annual birthday party, Christmas carols, fireworks and Golf Day. The TWRA website contains useful information about upcoming events, and locals are encouraged to become part of the organization to stay up-to-date. You can also look forward to the monthly TWRA newsletter, delivered to all homes in the estate.

Neighbourhood Watch

Our Neighbourhood Watch is yet another integral part of Twin Waters. They distribute a newsletter to the community every quarter providing residents with local police matters, warnings and contact information.

Twin Waters Shopping Complex

The local businesses on Ocean Drive include Foodworks and LeverLaw, as well as a medical centre and pharmacy. It also offers some of the best coffee on the Sunshine Coast at the Cock & Hen café, and fine dining at the Loose Goose restaurant.

Boat Ramp

Twin Water’s location right next to the Maroochy River allows easy access for boating. We have a state of the art boat ramp on Nojoor Road with two concrete ramps, a floating jetty and ample parking. You can pop your boat into the Maroochy River and have a day of fun with your family and friends right at your back door.

Mudjimba Beach

A few minutes along Ocean Drive you will arrive at Mudjimba Beach, with great cafes and ambience that will make you instantly feel relaxed. It offers two patrolled beaches – one in town and the other along North Shore Road opposite the Novotel resort. Mudjimba Surf Club also offers a wonderful Nipper’s program for local children in the summer months.

Dog Beach

For those who cherish their furry friends, there is an off-leash dog beach at the end of North Shore Road. A great way to start or end the day, you can easily take your best friend for a walk and swim on one of the coast’s most beautiful beaches.

Maintenance Program

After Lend Lease finished their program of works, residents were concerned that once the estate was handed over to the Council, the public areas would not continue to look as stunning. Therefore it was decided that contractors would be employed to maintain the common areas within Twin Waters on an ongoing basis. For this benefit, locals are only required to pay a small fee as part of their council rates to cover costs. This is a great incentive that adds to the attraction of the area and continues to improve our property values.

Bin Collections

General Waste Bins are collected every Friday morning, most locals choosing to place them on the street the night before. Fortnightly, the recycling bin goes out with the general waste bin. Should you choose to have a green mulch bin, it is collected on alternative weeks.

Water Gallery complex – spread over two levels, all units overhang the water. This is predominantly owner occupied with some investment units.

ViewPoint complex – a combination of unit living and townhouse options. Most units are overlooking the waterways. Owner occupied and permanent rentals.

Magnolia Lane – situated behind the Twin Waters shops, this complex offers views of the Twin Waters Golf Course. Combination of owner occupied, permanent rentals and holiday rentals.

Sebel North Shore – a multitude of units with the option of views overlooking the lagoon or the river, all just a stone’s throw to the beach. Holiday rental, permanent rental and owner occupier options available.
